On Tuesday evenings at 6pm central time, I am fortunate to be a part of a Twitter chat with Real Estate Agents across the country. It is a fun, lively group of Real Estate Agents that comes together to share ideas on what they are doing to grow their business, what is working, what isn’t working and even talking at times about how to protect themselves when showing homes to strangers. The topic for December 9th was all about email marketing!
Q1. Besides personal correspondence, how do you use email in your business?
Email is being used for marketing among the #RealtorsUnite members. I personally send a weekly email and Sheri Whitt mentioned that she sends email flyers about her listings to her potential buyers and neighbors in the area. Email listing flyers are a great way to get exposure for new listings! Sonny mentioned that they do email marketing and he can think of one deal that came from email marketing specifically.
Q2. What email service do you use and why? Mailchimp, myEmma, Constant Contact?
Email marketing services for MailChimp and AWeber (affiliate links) were mentioned during the chat. I like referring my clients to MailChimp to start out as it is a free service and easy to use. For serious email marketing, I highly recommend AWeber. While the double opt-in can be frustrating it is great to make sure you have a clean, spam free list. It helps with your deliverable rates too!
Q3. How have you worked to grow your email list? Do you set numeric goals each year?
Both Valerie Angello and Sheri Whitt said they add people to their email whenever they meet someone new or have a phone conversation with someone new. Kevin Root mentioned that there is a Real Estate Agent that he knows that offers a free guide for FSBO’s in hopes that once they realize how hard the process is, they will look to him as an Agent to help list their house. I try to add people to my list by advertising my website. I have an offer on my site, which you will see through pop ups and at the right hand side of each page on my site. I believe it is important to set goals to increase your email subscribers every month.
A sub question was asked by Kevin which was how do you advertise? And who is your ideal person to have on your list?
Valerie Angello mentioned that they have worked with local businesses to develop relationships and this often results in free advertising. We all agreed that it is so great when local, small businesses can work together. It is a win-win for all! Valerie also mentioned that they have standing monthly arrangements with some local businesses to work as a referral relationship.
When Kevin asked me how I advertise my email list, I said that I advertise on social media and that my ideal person is all Realtors everywhere that want to learn about marketing!
Q4. What have you learned about subject lines? What works? What doesn’t?
Ah, subject lines are so tricky aren’t they?!
Sheri made a great point and said that she thinks about subject lines that draw her in and grab her attention and on the flip side those that cause her to hit delete. Valerie mentioned that her database responds to subject lines like “Why it’s important to ____.” She said that her market, Detroit is tough, as an Agent you have to make everything about the client. I personally have learned a ton about subject lines from CopyBlogger and have found that “How to ____” or “Top 5 ___” subject lines really get opened more than any others. It doesn’t hurt that the founder of CopyBlogger, Brian Clark, is also a Real Estate Agent!
Q5. Regarding email content, what have you found engages people and gets the best feedback?
Kevin mentioned that their emails that get opened the most are new listings, random ugly house photos and Buzzfeed type articles. I also think Josh and Kevin do a great job of sending out a personal email that is usually quite humorous. The more personal you can make an email, the more likely your readers are going to open it and connect with you. I also think that clients like to see the fluff and don’t want to be bored to tears with the stats. They like some real estate news, but also appreciate the “fluff” like home tips, recipes or cool websites.
Kevin said they just finished sending a survey to their clients asking them what they would like to see in their emails. They got a great response because they offered a big giveaway from a local business as a prize for one person who filled out the survey. Can’t wait to see what their email marketing looks like in the New Year!

Isn’t that just the truth?! We all agreed that typos are so frustrating but it happens to the best of us! Be sure to check out Kevin’s story about his mailing to 300 people that went out with the wrong phone number on it….
More Email Tips
Valerie reminded all of us to watch the photos you include! She once “offended” someone by having a photo showing the toilet in the shower. (Does anyone else want to see this photo? I do!) I mentioned that you should never send an email to your entire database using the BCC field. It isn’t 1997 anymore!
